The Real Housewives of Beverly Hills star faces a reported November move-out as her estranged husband takes control of the loan.
A Real Estate Story Shaped by Drama
Dorit Kemsley joined The Real Housewives of Beverly Hills in 2016 as a fashion designer and swimwear entrepreneur with an unmistakable taste for glamour. Since then, her real estate history has closely followed her life in the public eye. Alongside her husband, financier Paul “PK” Kemsley, she moved through a series of high-profile properties, with each residence becoming part of the couple’s broader Bravo story.
Their first major purchase came in 2016, when they acquired a Beverly Hills hillside estate known as Villa Dawn for $6.565 million. The approximately 8,700-square-foot property featured six bedrooms and entered the market in 2017 for $12.75 million. Over the following two and a half years, the asking price was reduced eight times, eventually reaching $7.499 million, but the property did not sell. After a burglar reportedly targeted the home while attending open houses in 2018, the listing was temporarily withdrawn. The residence was later offered for rent at a reported $30,000 per month.
In August 2019, the family moved to Encino, purchasing a newly constructed modern farmhouse for $6.475 million. Just over a year later, they placed the property on the market for $9.495 million, citing plans for a larger estate, before eventually removing it from the market without a sale. The pattern was notable: ambitious asking prices, expansive entertaining spaces, and properties that became intertwined with the couple’s television profile. Following the announcement of their separation in May 2024, however, the focus surrounding the Encino home shifted from lifestyle to financial obligations.
PK Kemsley Takes Control of the Debt
The Encino mansion, once associated with the Kemsleys’ shared family life, has now become a significant part of their separation and financial proceedings, with the latest development placing PK in control of the outstanding loan.
For months, the property remained caught in a pre-foreclosure process. The home, held through a limited liability company and secured by high-interest private loans, faced a scheduled trustee sale after payments on a 2022 loan reportedly fell into arrears. Last-minute payments postponed the sale to June 3, 2026, allowing the family to remain in the property while the underlying debt continued to be addressed.
PK has since taken a direct financial interest in that debt. A company he controls reportedly purchased the second deed of trust on the property for $950,000. The loan originated in February 2022 as a $750,000 note and, after default interest, fees, and related costs, was reportedly valued at approximately $1.2 million. By acquiring the note for less than its reported balance, PK effectively assumes the position of lender and is reported to receive a credit of roughly $251,000 against Dorit’s share of the property.
The financial implications for Dorit could be substantial. Because she reportedly guaranteed the note, PK may be able to pursue a judgment against her for more than $1.2 million. Legal commentators following the situation have also suggested that a future sale could leave little or no equity for her after the outstanding obligations are settled. Dorit has reportedly been given until November 1, 2026, to vacate the property, potentially preparing the way for a new listing.
The trustee sale that once threatened the Encino estate has been postponed, but the financial pressure surrounding the property remains. What was once presented as a family home and a symbol of the Kemsleys’ lifestyle has instead become a significant financial asset in their separation, with PK now holding the debt position and a potential sale on the horizon.
