Drake’s Beverly Hills Mansion: Inside the $79 Million Estate He Can’t Seem to Sell

Drake’s Real Estate History: Big Swings, Fast Exits

Drake has never been afraid to spend money, or to change his mind. His main residence is The Embassy, a custom mansion in Toronto’s Bridle Path neighborhood, which is approximately 50,000 square feet. His presence in Los Angeles has been much more mobile. He built a three-house compound in Hidden Hills, the so-called YOLO estate, and sold it off in separate transactions for approximately $26 million, two of which were to Los Angeles Rams quarterback Matthew Stafford in 2022. In 2023, he moved to Texas and acquired a ranch resort over 300 acres in Brenham, between Austin and Houston, for approximately $15 million.

The pattern is a fast-moving buyer on both sides. Drake, who had been combing the Southern California market for over a year, bought a Tuscan-style estate in the hills above Beverly Hills for $75 million, one of the most expensive residential transactions in Los Angeles that year. In about a year, he was attempting to sell it.

A $79 Million Price Tag and Still No Buyer

Drake’s Beverly Hills home is on the market again, but at a reduced price and with a longer history. The 20-acre estate went back on the market on June 24, 2025, at $79 million, down $9 million from the $88 million it first listed for in 2023, and it has remained on the market at that price for the months since.

That number has been a long road to get to. The estate was sold in 2022 for $75 million, but Drake listed it in May 2023 for $88 million, which is $13 million more than he paid. He listed it again in early 2024 at the same price, and then changed its listing in January 2025 to a rental listing of $250,000 per month. Still no taker. The $79 million relisting puts the asking price only $4 million higher than his purchase price, and that figure doesn’t even include the transaction costs of a deal this size.

The headwinds are easy to identify. Since he purchased, borrowing costs have increased by about 200%. The property is located in the Benedict Canyon hills, which is part of the city of Los Angeles, and a transfer tax is levied on sales over $10 million, which would cost nearly $4.8 million at the original asking price. Some brokers have commented that the estate’s opinions are not in line with what buyers at this level are looking for. No reason has been given for the sale itself.

The relisting has been accompanied by a parallel and well-publicized battle. Drake filed a lawsuit against Universal Music Group in January 2025, alleging that the label infringed on his rights by using “Not Like Us” for Kendrick Lamar’s album.Drake filed a lawsuit against Universal Music Group in January 2025, claiming that the label violated his rights by using “Not Like Us” for Kendrick Lamar’s album. He said UMG was aware that the song was a false depiction of him as a criminal and that the company resorted to bots and pay-for-play radio placements to make the song appear successful. UMG denies wrongdoing. In October 2025, a federal judge dismissed the case, ruling that the song, heard in the context of a heated rap battle, was nonactionable opinion rather than statement of fact. Drake appealed, and the Second Circuit has set oral argument for December 4, 2026.
