The KISS co-founder has cut the price again on his Swiss-built hillside showpiece as Malibu becomes his full-time home.
Gene Simmons’ Real Estate Footprint
The property market is no exception to the rule that the fire-breathing bassist of KISS is a shrewd and restless player. His anchor for nearly 40 years was a Benedict Canyon estate in Beverly Hills purchased in the mid-1980s for about $1.3 million. It is the house where he and Shannon Tweed Simmons raised their children Nick and Sophie and where the cameras were set up for the reality show Gene Simmons Family Jewels. The couple were ready for a more relaxed life by 2021, when they sold that house for $16 million after it was initially listed at $22 million.
The result was a quick turnaround. The Simmons bought a lot and a house in Henderson, Nevada, in May 2021 for a total of $10.8 million, but the desert summers didn’t work out. That October, the Nevada property was sold for $14.95 million and eventually sold for about $11 million after a series of cuts. Simmons purchased the modern Beverly Hills home at the heart of this story for $10.5 million that same fall and in September 2024 he paid approximately $25 million for a 14,500-square-foot blufftop home in Malibu on about 2.5 acres.
Simmons Slashes His Beverly Hills Price Again
Gene Simmons is trimming the price of his Beverly Hills mansion again, and this time the number is a notable one. The asking price has dropped to $11.5 million, the sixth reduction since the property first hit the market in April 2025 at $13.995 million. Taken together, the cuts total nearly $2.5 million.
The slide has been steady rather than sudden. The ask slipped to about $13.5 million in the fall of 2025, fell to $12.5 million by February 2026, and has now settled at its lowest point yet. It is also a revealing figure. When Simmons first shopped this house in 2021, it was listed at $11.5 million before he negotiated it down to $10.5 million. A buyer today would be paying roughly $1 million more than he did, a modest gap for a property that has been well maintained and carries a recognizable name.
The reason for the sale is simple. Simmons and Tweed Simmons have turned their attention to Malibu, where the beachfront lifestyle has replaced their need for a Los Angeles base in the canyons. The Beverly Hills house served that purpose for a few years, but with the couple now living full-time on the coast, a second large home above the city has become surplus to requirements. Simmons has said openly that the family accumulated more property than it needed.
Money is not the only factor in how the deal gets done. Simmons has made clear that he does not intend to hand the keys to just anyone. He wants a buyer who will respect the house and the memories made there, and he has been blunt about turning away people he considers unsuitable. That selectiveness adds an unusual layer to what is otherwise a straightforward price drop.
The listing is held by Lisa Young and Thomas Davila of Compass. For the high-end Los Angeles market, the property has become a useful test of how much appetite remains for ultramodern, design-driven homes in the $10 million-plus range, and whether a sharper price will be enough to bring in the right buyer.
