The “My Way” songwriter is trying again with a lower price, a fresh round of updates and a den lined with gold records.
A Songwriter’s Long Road to Westlake Village
Paul Anka has been writing songs professionally since his teenage years. Born in Ottawa in 1941, he reached the top of the charts at 16 with “Diana” and went on to establish a remarkably enduring career, writing not only for himself but also for some of the biggest names in popular music. His credits include “It Doesn’t Matter Anymore” for Buddy Holly, “She’s a Lady” for Tom Jones and “Puppy Love” for Donny Osmond. He also adapted a French melody into the English-language “My Way,” which became one of Frank Sinatra’s defining recordings.
Anka’s songwriting career later extended to collaborations with Michael Jackson, with three songs they co-wrote released after Jackson’s death. He also played an early role in the career of Michael Bublé, helping champion the young Canadian singer.
His real-estate history reflects a similar pattern of change and reinvention. In 2007, Anka sold a home in the gated Mulholland Estates community of Beverly Hills for approximately $5.8 million. That same year, he acquired his Westlake Village estate, a newly built residence completed the previous year, for roughly $4 million.
The property is located within Sherwood Country Club, about 40 miles west of downtown Los Angeles, and occupies one of the community’s larger parcels. Anka has held the estate for nearly two decades.
The Westlake Estate’s Appeal to Luxury Buyers
Anka has returned the estate to the market at $8.995 million, marking a reduction from the $10 million asking price attached to the original listing in fall 2023. After that listing ended without a sale, the property returned to the market in early 2025 for $9.8 million. It was subsequently withdrawn again.
This latest listing comes after Anka completed a series of updates to the residence and finished work on a new album that was recorded at the property’s studio. The singer and songwriter said he did not want to interfere with that creative work by putting the home back on the market too soon.
Inspirations of Life & Love was released in February. With a world tour underway and a Broadway musical in development, Anka now says the timing is right to make a move. He plans to spend more time in Nevada, where he has previously lived, while maintaining a smaller residence in Los Angeles.
The latest improvements were intended to give the property a refreshed presentation for prospective buyers. They include custom entry doors, dark-stained hardwood floors, refinished marble surfaces and an updated chef’s kitchen. The listing is represented by Ginger and Alexandra Glass of Compass.
Even at the reduced asking price, a successful sale would represent a substantial increase over the approximately $4 million Anka paid for the property in 2007. Its setting adds another element to the estate’s appeal. Sherwood Country Club is a guard-gated community centered around an 18-hole Jack Nicklaus-designed golf course and has counted Sylvester Stallone, Caitlyn Jenner and Tom Selleck among its members.
